LUXARIA / WEBSITE

Web platform for buying property Luxaria

A catalogue is not enough

We designed a website where an international property catalogue is connected with support for buying abroad. Users can search independently and move directly from a specific listing to a conversation with an advisor.

Web and commerce

00 / Starting situation

Luxaria needed to combine an aspirational premium image with a catalogue for buyers across different budgets and with practical support for overseas property purchases. Listing properties alone was not enough — users also needed process guidance and an easy way to discuss a specific property.

01 / SCOPE

We built on the key differentiators

Luxaria needed to combine three things in one website: an international property catalogue, buyer support and Luxaria Club. The site therefore could not work like a standard listings portal. Its job was to take users from independent search to a conversation about a specific purchase, while explaining how the brand supports an overseas transaction.

02 / MAIN CHALLENGE

Premium feel without a barrier

The brand was meant to feel aspirational, but it could not look like a club reserved only for buyers of the most expensive residences. The catalogue needed to cover different property types and purchase goals — from a holiday apartment to a larger investment.

We therefore built the premium character through presentation and service, rather than by artificially narrowing the offer to one price tier. Users should feel the quality of the brand while still being able to start with their own criteria and budget.

03 / OFFER

Two problems

Buying property abroad creates at least two different sources of friction. The first is broker cost — which is why the site highlights no buyer-side commission. The second is organising the process: property selection, travel, local support and formalities. Concierge addresses that second problem.

We did not merge these arguments into one generic promise of “comprehensive service”. Each solves a different issue and needs to be understandable on its own. No buyer-side commission also does not mean there are no taxes, notary fees or other transaction costs.

04 / Process

Purchase path

01

Search

Users narrow the catalogue by country, property type, search goal and parameters. The search lets them begin with their own criteria instead of having to start with a broker conversation.

02

Evaluate

Listing cards show price and key parameters, while the detailed view adds description, amenities and location. This moves the user from inspiration to evaluating a specific property.

03

Talk

A dedicated advisor and property-specific form sit next to the listing. The conversation therefore starts from a concrete property, not from a generic contact form.

05 / LISTING CONTENT

Description's quality matters

In the project documentation we prepared a listing standard that went beyond floor area, room count and a gallery. Titles were meant to combine property type, location and a concrete benefit, while descriptions covered not only the property itself but also its surroundings, purchase process and relevant costs.

The same property also needs different arguments for an investor than for someone buying for personal use. An investor is more likely to look for information that helps assess the investment, while an owner-occupier will often focus more on lifestyle, location and day-to-day use. The standard was designed around those differences instead of treating the whole catalogue the same way.

06 / UX

Lead with cotnext

The detailed listing does not send the user to a blank form where they have to explain their interest from scratch. The advisor is visible next to the property and the message field includes the name of the property being viewed. Moving from catalogue to conversation therefore preserves the decision context the user was just working with.

07 / LUXARIA CLUB

Belonging

Most people do not buy property every month. The Luxaria Club therefore addressed a different issue than the catalogue itself: how to maintain a relationship with the brand between major transactions.

On the website, Club works as an additional layer of the offer, with tiers that differ in property access and support, including earlier access and off-market listings.
